What is Registers Direct (RD)?
Registers Direct is a web based service from Registers of Scotland which provides information from the land and property and other registers. Recent upgrades include
- An improved search engine to make the results more relevant to the search parameters, i.e. exact match with an implicit trailing wild-card.
- Title plans are now supplied as PDF files which can be saved to file or emailed.
- Index Map has been upgraded (via Flash) to include a more up-to-date version of ordnance survey mapping.
- Users can now complete multiple county or combined Application record and Title Sheet searches on RD.
When is the service available?
The service is available Monday - Friday 8am-9pm (excluding the Scottish public holidays at Christmas and New Year).

How can I obtain access to the RD system?
Apply online at www.ros.gov.uk/registersdirect/apply_access_rd.html
or email eServices@ros.gov.uk
We will then instruct a credit check. On receipt of a satisfactory result you will be assigned a username and password to allow you to access the system

What software do I need?
You will need the following software (free to download from www.adobe.com):
- Adobe Reader version 8.1 (or above)
- Adobe Flash Player version 9 (or above)
- JavaScript is used in the application. It is recommended (though not mandatory) that the user has JavaScript enabled in their browser.
(Certain PDF program readers distort and misrepresent colour references on, and the depiction of, Title Plan images viewed through Registers Direct. To ensure the accurate display of information you are recommended to update your PDF reader software to Adobe Reader versions 8.1.0 and above. Registers of Scotland do not accept liability for the inaccurate display of Title information caused by user software.)
My software is loaded but I can’t see maps?
Please check your Adobe Reader settings.
Open Adobe Reader/ Edit/Preferences/Internet/ confirm the Display PDF in browser option is selected.
Which internet browsers are supported?
Our eServices have been developed using standards set down by the World Wide Web Consortium (W3C). These include:
- xHTML 1.0
- CSS2
- ECMAScript (standardised Javascript)
- WCAG AA compliance (aspirational, where specific technology allows)
and any browser that supports these standards should perform well with our eServices.
We have specifically tested the main features of Registers Direct using the following browsers,
- Microsoft Internet Explorer versions 6, 7 and 8.
- Mozilla Firefox version 3.5
- Google Chrome version 3
- Apple Safari version 4.0
As our testing continues the list of browsers will expand.

What guidance, training and support do you provide?
- An online CBT package is available on our website www.ros.gov.uk/registersdirect/demos.html
- Tool tips will pop up as you go through each step on the system.
- Context specific help is available whenever you see the Help[?] symbol.
What fees are charged on Registers Direct?
The fees are as prescribed in the Fees in the Registers of Scotland Amendment Order 2010 and apply from 10 January 2011.
There are no set up costs associated with Registers Direct. You will only be charged for the searches you carry out. You can view the cumulative spend incurred during a session of searching.
For any result fees are
£3.00 for searching the Land Register.
£3.00 for searching the Sasine Register
No fee is charged for a nil result
£3.00 for searching up to six names in the Register of Inhibitions.
£3.00 for searching the Register of Deeds
£3.00 for searching the Register of Judgments
You will be charged a fee for each search in the Registers of Deeds, Inhibitions or of Judgments, even if you obtain a nil return. The fee is non-refundable
There is no fee for a Property Price Search
All fees attract VAT.
How are fees paid?
At 14 day intervals we will send an invoice statement detailing your searches and the fees for them. Our terms are for payment within 14 days. Fees are paid by Direct Debit, cheque or BACS. If you pay by Direct Debit, fees will be requested approximately fourteen calendar days after the date of the invoice statement.

How do I search for names in the pre1993 Sasine Index?
You should enter reasonable variations on surnames. For example if searching for the name Thomson, you should search against both Thomson and Thompson. On occasion you may need to change to an address search.
If you still get a nil result when you have entered reasonable variations and one would usually be expected, email customer.services@ros.gov.uk who will confirm your result.
How do I search for a name which starts with a non alpha numeric character (for instance @)?
Enter the name without the non alpha numeric character - for @sipp, enter sipp. Registers Direct will find entries which include non alpha numeric characters within the text string. Please note that this advice applies only to non alpha numeric characters.
How do I search in the Register of Inhibitions?
You must enter reasonable variations of names when searching.
The Surname field permits an element of phonetic equivalents e.g. 'White and Whyte' would be searched for either 'White' or 'Whyte' in the search criteria. 'Mc' and 'Mac' are treated as equivalents.
The Forename field currently searches by Initial(s) only, e.g. 'Robert Mclaren Buchanan' will return 'Robert/ Ronald/ Rhona' etc and 'Michael/ Moira' etc.
In future we intend to refine this so that it will search for the first two initials. This will reduce the number of results
When searching for a married woman do not enter 'Strachan or Delaney', enter the two names separately - 'Strachan' or 'Delaney'
Remember that the system will not find diminutives which begin with another letter e.g. 'Anthony' will not match 'Tony', 'Robert ' will not match 'Bob'.
What are the charges for Register of Inhibition searches?
- You can search for up to six names for £3.00 plus VAT. A fee is charged for each search in the Books of Council and Session Register of Inhibitions, even for a nil return. This fee is non-refundable.
If a Disclosure Print has not been generated, a Register of Inhibition search can be recalled 4 times free of additional charge within a 7-working day period. Fifth or subsequent recall is chargeable.
How many counties can I search at once?
It is possible to search in any combination of all thirty three counties. You can search by name or address in the Land or Sasine Registers, but be aware that searching a common name may yield irrelevant, chargeable results in all counties searched. Fees are not refundable.
Standard permissions include up to three counties. If you need to search against more than three counties email a request for amended permissions to eServices@ros.gov.uk (cc your company's lead user)

How are Multiple County searches charged?
For any result fees are
- £3.00+VAT for searching the Title Sheet per search and per county.
- £3.00+VAT for searching the Application Record per search and per county.
- £3.00+VAT for searching the Sasine Register per name and per county.
No fee is charged for a nil result.
This yields a list of results and includes viewing all application records and one title sheet record. Each additional title sheet record viewed incurs a further charge of £3.00+VAT.
Please note that fees are not refundable.
Multi county search results remain available for 15 business days. To recall a search, select Customer Services tab, multiple county search, results. This shows both searches in progress, and those completed in the last 15 business days.
Why are some entries missing when I print out the results of my search?
Unless margins are correctly set, information from the top/bottom of the page will not be printed out (entries may be entirely missing on printed pages).
To check margins - in the Register Direct window, click File on your toolbar. Choose Page set up. Left, right, top and bottom margins should all be set to 10mm.
Why was my session terminated?
You will be logged out after 90 minutes of inactivity, but can log back in immediately if you wish to continue to work on Registers Direct.
Your connection to Registers Direct is internet based, so any problem with your internet connection will affect it. If you can access other websites, but cannot log back in to Registers Direct please contact phone the eServices team on 0845 607 0160 (Monday to Friday 8am-6pm), or email eServices@ros.gov.uk eServices. Please tell us what part of the system you were attempting to access at the time, how long you were connected for, any other application running at the time.
Do user references for Index Map searches appear on invoices?
When users search via Index Map the initial search appears without the user reference. The first title viewed does not appear on the invoice. Subsequent titles viewed do appear on the invoice but without a user reference. We appreciate that this issue has a significant consequence for Registers Direct users and are investigating this issue as a high priority. We would suggest that each user keeps a note of the user references and search numbers entered for Index Map searches.
How do common search types appear on invoices?
When users search the Land Register Title Sheet by Name/Address the initial search appears on invoices with the user reference. The first title viewed is not charged so will not appear on invoices. Subsequent titles viewed do appear on invoices with the initial user reference.
When users search the Sasine Register by Name/Address the initial search does not appear on invoices because this is not a chargeable search. Search sheets viewed from this search do appear on invoices with the initial user reference entered during the name/address search.
Multi County searches - the initial search number appears on invoices, this search number is repeated for subsequent titles viewed from these searches
My Passwords are being stored when I log on.
For security reasons we recommend that users do not store their passwords in their browsers
To clear stored passwords click on Tools-Internet Options-Click on the content tab at the top of the screen-Click on the auto complete button. Also make sure that the forms password box is unticked and the clear passwords button has been clicked.
Be aware you will be forced to change your password regularly. This action will apply to all stored passwords.

How do I view the creditors list?
You can view the creditors list by clicking the Creditor List button on an Application Record detai, or if you are logged into Registers Direct, Click Here to view the creditors list.
Why is the Title Plan date beyond the Title Sheet date?
This may reflect the availability of new Ordnance Survey detail.
It may also arise when a subsequent application to amend the extent of a property is in the process of registration. The Title Plan displayed on Registers Direct may be amended beyond the Title Sheet displayed. For example Parent Titles (typically builder's Titles) display the removal of Transfer(s) of Part on the Title Plan before the Schedule of Removals is added to the Title Sheet.
Why do some Sasine minutes have no Fiche and Frame reference?
From 1st May 2006 Registers of Scotland began creating the Sasine record volume in the form of scanned images instead of microfilm. When ordering a copy of a deed recorded after 1st May 2006 please supply the County, Year and Yearly Number in the Document Copy Request form. For deeds recorded before 1 May 2006 please continue to provide the book and folio or fiche and frame numbers.
What are Next Application Notes?
Next Application Notes (NANs) allow information to be flagged up on the Title Sheet Record against a Title Number. NANs may remain on the Title Sheet Record indefinitely or may be removed when the note has been actioned. A NAN may be created for many reasons, for example, to confirm that burdens have been removed from the Title Sheet in line with Feudal Abolition or to intimate notification of court proceedings which may result in rectification of the Land Register.
Agents should be aware that a NAN may appear against a Title and should or apply for a Form 12 Report or search the application record by title number, to the date of an application, to disclose any existing NANs before submitting an application.
Note: For technical reasons NANs are only available through an Application Record search by Title Number.
