Implications for registration in Land Register: The transaction does not induce first registration and the two fees are consolidated by recording the disposition in the Sasine Register. Procedure: The lower fee being in the Sasine Register, no action other than recording the deed in the Sasine Register is necessary. 4.  Higher fee disponed but not for value. Granter’s title in Sasine Register. Title to lower fee in Land Register. Implications for registration in Land Register: The transaction does not induce first registration and the two fees are consolidated by recording the disposition in the Sasine Register. The  lower  fee  being  registered  in  the  Land  Register,  the  title  sheet  is  cancelled  (see  section 8(2)(b)). A  creditor  who  has  registered  a  standard  security  over  the  lower  fee  will  be  prejudiced  by  the cancellation of the title sheet. The standard security will no longer relate to a registered interest, and the Keeper’s indemnity will no longer apply. Attention is drawn to paragraph 6.77. Procedure: An application Form 2, along with the land certificate, should be submitted to enable the Keeper to give effect to the transaction in the Land Register and close the title sheet. It should be noted, either on the application form or on a separate covering letter, that a purpose of the application is to effect consolidation. It  is  essential  that  the  description  in  the  deed  complies  with  Sasine  Register  requirements,  as consolidation will be effected in the Sasine Register. 5.  Higher fee disponed, either for value or not for value. Granter’s title in Land Register. Title to lower fee in Sasine Register. Implications for registration in Land Register: The consolidation is given effect to in the Land Register.
