registration  has  not  been  completed,  the  Form  12  report,  in  addition  to  covering  the  period  from receipt  of  the  application  for  first  registration,  will  also  provide  a  report  from  the  Sasine  Register, containing  the  same  information  as  in  the  Form  10  report,  brought  down  to  the  date  of  first registration. Details of applications in the course of registration will be included in the report; but it will be stated specifically in these cases that registration has not yet been completed. Disclosure of an incomplete registration in a Form 12 report does not imply any indemnity in respect of that registration. The application should be sent to the Keeper in duplicate. One copy will be returned with the report. There are five styles of reply form used by the Keeper in response to an application for a Form 12 report, according to the circumstances: Form 12A used if first registration has been completed for the subjects over which the report has been requested. Form 12B used if first registration has not yet been completed for  subjects over which the report has been requested. Form 12C used if first registration has not yet been completed for the subjects over which the report has been requested and the deed inducing that first registration implements a compulsory purchase. Form 12D and 12E used if the subjects over which the report has been requested are in the course of registration as a transfer of part and form part of the subjects in a title (the ‘parent title’) for which registration has been completed. Where the subjects of the report form the whole of the subjects in the transfer of part, Form 12D is used. Where the subjects of the report form part of the subjects in the transfer of part, Form 12E is used. If registration of the parent title has not been completed, a Form 12B is used in conjunction with either a Form 12D or Form 12E, as appropriate. As  discussed  in  the  following  paragraph,  provision  is  also  made  in  the  Rules  for  obtaining  a continuation of the Form 12 report. Form 13 report 3.8 In many transactions affecting registered land, the ordering of a Form 12 report before settlement will be sufficient. There may, however, be circumstances where a continuation of the Form 12 report is  required,  for  example  where  there  is  delay  in  settling  the  transaction.  An  application  for  such  a continuation must be made on a Form 13 and the application must be submitted in duplicate. The original  Form  12  report  should  not  be  sent  with  the  application.  The  continuation  will  include  an updating  of  information  from  the  personal  registers  against  those  persons  searched  against  in  the original   Form   12   report.   If   it   is   desired   to   search   against   additional   parties,   such   as   the purchaser/borrower, these parties should be fully designed in the Form 13 application.
