Land Register enquiries may be made
by examination of the application record (of pending entries forregistration) or the title sheet record
(for registered properties). Similarly, the Sasine Register offersaccess to the presentment
book (containing pending entries for recording),
the minute book (ofrecorded
entries) and the search sheet (a synopsis of all the minute book entries which
affect a singleunit
of property). Information from both these
registers is accessible by keying in an
individual orcompany
name, a property address or via the title or search sheet number (if known). The
remainingRegisters
offer access by either individual or company name or an index reference number.Electronic access is supported by a
customer service centre through which users who do not subscribeto the service may gain access to the
system directly as a guest user or be assisted in their enquiryby a member of the Agencys staff.
In addition, a call centre allows assisted telephone access for nonsubscribers. Further information about

service may be made to the Keeper
and should beaccompanied
by such information as will enable the Keeper to be satisfied that arrangements
are inplace for
the payment of fees incurred.
Any user of the service must, when asked,
submit suchinformation
as will enable the Keeper to be satisfied that this requirement will continue
to be met(rule
24A).Pre-Registration
Enquiries section3.21 Prior
to receiving an application for registration, the Keeper is always willing to
offer guidance tosolicitors
on issues relevant to the application. To facilitate the growing number of general
enquiriesof this
nature, a centralised section known as Pre-Registration Enquiries has been established
to dealwith more
complex enquiries. Accordingly, requests for guidance in connection with a forthcomingapplication for registration
should be directed to Pre-Registration Enquiries
at the address notedbelow.Guidance should be sought from Pre-Registration
Enquiries on specific matters of concern stemmingfrom
a proposed or actual conveyancing transaction which will induce an application
for registration.Guidance
offered can include, for instance, views on defects in title, possible exclusions
of indemnity,remedial
conveyancing or additional evidence that may be required in a given case. It should
be notedthat
the Keeper will answer enquiries about transactions
in non-Land Register counties up to sixmonths prior to those counties becoming
operational areas.Pre-Registration
Enquiries will not answer hypothetical questions,
nor will they undertake a fullexamination of title. Similarly, guidance
of a less complex nature for example, relating to fees,
or theappropriate
application form, etc., or information in connection
with an application already lodgedwith
the Keeper may be obtained from the
relevant Customer Services Centre in Edinburgh
orGlasgow.
Any enquiry relating to a transaction that will take place wholly under the Sasine
Systemshould
also be directed to either the Edinburgh or Glasgow Customer Services Centre,
depending onthe
county to which the enquiry relates.
