Land Register enquiries may be made by examination of the application record (of pending entries for registration) or the title sheet record (for registered properties). Similarly, the Sasine Register offers access  to  the  presentment  book  (containing  pending  entries  for  recording),  the  minute  book  (of recorded entries) and the search sheet (a synopsis of all the minute book entries which affect a single unit  of  property).  Information  from  both  these  registers  is  accessible  by  keying  in  an  individual  or company name, a property address or via the title or search sheet number (if known). The remaining Registers offer access by either individual or company name or an index reference number. Electronic access is supported by a customer service centre through which users who do not subscribe to the service may gain access to the system directly as a ‘guest user’ or be assisted in their enquiry by a member of the Agency’s staff. In addition, a call centre allows assisted telephone access for non subscribers. Further information about this service is available from the Keeper. Application for REGISTERS DIRECT service Application  for  use  of  the  REGISTERS  DIRECT  service  may  be  made  to  the  Keeper  and  should  be accompanied by such information as will enable the Keeper to be satisfied that arrangements are in place  for  the  payment  of  fees  incurred.  Any  user  of  the  service  must,  when  asked,  submit  such information as will enable the Keeper to be satisfied that this requirement will continue to be met (rule 24A). Pre-Registration Enquiries section 3.21 Prior to receiving an application for registration, the Keeper is always willing to offer guidance to solicitors on issues relevant to the application. To facilitate the growing number of general enquiries of this nature, a centralised section known as Pre-Registration Enquiries has been established to deal with more complex enquiries. Accordingly, requests for guidance in connection with a forthcoming application  for  registration  should  be  directed  to  Pre-Registration  Enquiries  at  the  address  noted below. Guidance should be sought from Pre-Registration Enquiries on specific matters of concern stemming from a proposed or actual conveyancing transaction which will induce an application for registration. Guidance offered can include, for instance, views on defects in title, possible exclusions of indemnity, remedial conveyancing or additional evidence that may be required in a given case. It should be noted that  the  Keeper  will  answer  enquiries  about  transactions  in  non-Land  Register  counties  up  to  six months prior to those counties becoming operational areas. Pre-Registration  Enquiries  will  not  answer  hypothetical  questions,  nor  will  they  undertake  a  full examination of title. Similarly, guidance of a less complex nature for example, relating to fees, or the appropriate application form,  etc., or information in connection with an application already lodged with  the  Keeper  may  be  obtained  from  the  relevant  Customer  Services  Centre  in  Edinburgh  or Glasgow.
