On 28 November 2015 - the appointed day - the provisions of the Long Leases (Scotland) Act 2012 (the Long Leases Act) will convert certain ultra-long leases into ownership.
In general terms, a qualifying lease must:
- be registered in either the land register or the General Register of Sasines
- have an initial term of more than 175 years
- have more than 100 years to run at the appointed day where the property is mainly used as a residential dwellinghouse, or 175 years in other cases
- have an annual rent of less than £100
