RoS offers an expedite service for Land Register applications that need to be registered urgently.
Recently submitted applications
The majority of applications submitted to RoS are completed within 35 days.
You should not submit an expedite request within this 35-day timeframe unless it is urgently required:
- within this period
- shortly after
You must consider this before submitting your request.
An open case is protected
Having an open case carries little to no risk.
Legal protections are backdated to the day on which the Keeper receives the application.
Having an open case does not impact an owner’s ability to:
- sell land or property
- remortgage
- make changes to their land or property
Check if an expedite request is right for your circumstances
Depending on your circumstances, an expedite request might not be the right option for you.
If you want to:
- fix an error in your title sheet, use our ‘Public Title Inaccuracy Enquiries’ service. For existing enquiries, contact post-reg@ros.gov.uk
- view a title, use ScotLIS
- order deeds, use our Copy Deed service
- hear a progress update of your application, you can get this by contacting Customer Services
If you’re unsure about what to do, contact our Customer Services team on 0800 169 9391.
Check your application reference
If your application reference contains TE, i.e. 25TE*******, note that this:
- is an existing enquiry related to a claimed Title Inaccuracy
- should not be submitted via an expedite request form
Instead, you should contact post-reg@ros.gov.uk
If your property is not appearing on ScotLIS
You may have checked ScotLIS to view your property registration. Properties are only viewable on ScotLIS after the registration process is completed.
After a property has been registered, it will appear on ScotLIS after one working day.
