RoS' main priority is to clear our open casework. To help us process cases more quickly, we have extended our Embedded Title Sheets (ETS) pilot.
The pilot is exploring a different way to present a small number of our Transfer of Part (TP) title sheets.
The extension means that for some TPs, you may continue to see examples of ETS titles, either as title sheet extracts provided on completion of an application, or on ScotLIS.
Alpha to Beta
Building on previous customer research, the pilot has been running since February 2024. It has looked at whether this approach speeds up TP processing.
With positive feedback received to date, the pilot has now moved from Alpha into a Beta phase to further explore whether ETS should be rolled out more widely.
Which cases does the extended pilot apply to?
ETS is being trialled for a small group of TPs. It excludes:
- Development Plan Approval developments,
- leases; and
- any applications where customers have set out the burdens they expect to see.
An Embedded Title Sheet
An ETS TP presents textual and cadastral information differently. In an ETS title, the Burdens Section is divided into numbered Parts.
The parent title burdens are set out in a dedicated Part of the TP Burdens Section under an annotated header specifying the parent Title Number.
Any new title conditions relating to the TP are specified in another dedicated Part of the TP Burdens Section under an annotated header referencing the TP title.
The parent title cadastral map and supplementary data (if any) are embedded as an integral part of the TP title sheet and provided with the newly registered Title, or included in a ScotLIS purchase of that Title.

What to expect
When you receive an ETS title sheet extract or view an ETS title on ScotLIS, the title sheet will include all the parent title Burdens Section and cadastral detail.
ETS title sheets can be accessed in the same way as any other title sheet, and there is no change to the associated fee.
