Building on the changes made during the COVID pandemic RoS now provides the majority of our services digitally.  We have established hybrid working for colleagues and visitors can attend our offices by invitation.

Legal Report and Combined Legal Report Service

The Legal Report and Combined Legal Report Service will be withdrawn at 8am on 1 July 2022.

As a non-statutory service and with a healthy market of alternative suppliers RoS has taken the decision to withdraw from the Legal Reports market. This will allow RoS to focus on delivering the best possible statutory service for our customers.

Self-serve Register of Deeds copy deeds

Plain copy deeds from the Register of Deeds are now available for self-serve from ScotLIS business.

Managing open casework: Podcast

RoS completes the majority of applications we receive within 35 days, but some take longer.

Information and Access etc Miscellaneous Order 2022

On 15 June the Economy and Fair Work Committee recommended that the Information and Access etc Miscellaneous Order be approved.

This order will provide a statutory basis for the issue of extracts in digital form from the Books of Council and Session and clarify that digital extracts of Sasines deeds can be issued.

This makes complementary provisions to those contained in Registers of Scotland (Digital Registration etc.) Regulations 2022 and the Coronavirus (Recovery and Reform) (Scotland) Bill and creates permanence for our digital submission systems.

Register of Overseas Entities

The upcoming Register of Overseas Entities will be run by Companies House in Cardiff.

You can find out more, including detail on the statutory instrument that was laid in the House of Commons on 22 June, in the latest Companies House blog (opens in a new tab).

Update to performance information on the website

RoS is committed to being an effective and efficient delivery organisation and we are continuously looking for ways in which to improve our offering to customers and be transparent about our performance.

In July we plan to update the performance information on our website so that it can be even more helpful and accessible for users.

Register of Persons Holding a Controlled Interest in Land (RCI) - open for submissions

RoS launched (RCI) on 1 April 2022. It will increase public transparency over decision making concerning land and ensure there can no longer be categories of owner or tenant where, intentionally, or otherwise, control of decision making is obscured.

It is free to submit and free to search.

If you require to register, there is a 1-year grace period to 1 April 2023 to do so before offence provisions for non-compliance come into force.
