Working with the legal industry to help make conveyancing smoother

Published: 29 May 2025

Stephanie Brown, Head of Product at Registers of Scotland (RoS), talks about how the industry is taking advantage of our API integration and how digital is contributing to our continued public service reform.

Registers of Scotland plays a vital role in maintaining the Land Register for Scotland. This register provides essential services to conveyancers and certainty on land and property data to the wider Scottish economy. We focus on innovation and work closely with our customers so we can support conveyancers and their clients in having a smooth and straightforward property transaction.

One way we do this is by providing two different Application Programming Interfaces (APIS) for businesses.  An API is a software intermediary that allows two applications to talk to each other by extracting and sharing data within and across organisations. This means that your work systems can talk directly to RoS systems. This should save time, reduce errors, and reduce the need for manual checks and switching. Companies can get access to the…

  • Register Land and Property (RLP) API: This allows you to export data to RoS from your case management system to accelerate the submission of Advance Notices and Land Register applications.
  • ScotLIS Land Register API: This lets you automatically download structured title data, title sheets, plans and pending applications into your digital systems.

Our team of developers is available to help with the process, and we worked closely with customers when creating our supporting documentation and sandbox to make adoption as seamless as possible.

One such company that has recently taken advantage of our API is Denovo (opens in new tab) a provider of legal software and services, based in Glasgow. Denovo is using the integration to offer direct access to RoS from their ‘CaseLoad’ case management system, allowing law firms to work more efficiently with less administrative burden.

Steven Hill, Managing Director from Denovo said:

Our integration with Registers of Scotland is a crucial milestone in our mission to deliver an all-in-one practice management platform tailored for the Scottish legal market. By enabling seamless access to Title Information and Documents directly within CaseLoad, we’re not only streamlining the conveyancing process but also empowering solicitors and their support teams across Scotland. We’re proud of the strength of this integration and excited to continue working closely with the RoS team to enhance its capabilities as we roll it out to firms nationwide.

Working digitally allows RoS colleagues and our customers to work more quickly, more efficiently and more sustainably. This drive for efficiency supports our number one priority to reduce our volume of open casework. It also supports RoS’ commitment to public service reform so that we can deliver the best value service possible to the people of Scotland.
