What’s new?
- An improved dashboard giving you complete access to requests and reports across your organisation.
- An increase in maximum document size from 20MB to 75MB for uploads with drag and drop files.
- The ability to upload and view shapefiles within your request.
- A new way to invoice – sending your invoices directly to the email address linked to the FAS account.
All records from the existing portal are available on the new one.

Investors in People – Gold Standard
We strive to make RoS the best possible place to work.
I am delighted to say that we have recently been awarded Investors in People (IiP) gold standard, an enhanced level of accreditation, following our latest assessment.
This is a huge achievement for RoS as only around 16% of the organisations which IiP assess achieve this goal.
Find out more in my recent blog on the subject.
KPI update July – September 2021
We have recently published an update on our key performance indicators for the second quarter of 2021/22.
This is the second set of KPI results based on our new Corporate Business Plan 2021-2026 where we outline our four strategic objectives and identify a series of key performance indicators (KPIs) that act as targets to ensure we achieve them.

Raising awareness of RCI
We remain on track with the design and build for our 21st register (Register of persons holding a controlled interest in land – RCI) which will be live on 1 April 2022.
We recently held our first webinars dedicated to RCI and were delighted with almost 300 attendees across the two sessions in November. Using feedback from those who attended the webinars and from user research sessions, we have adapted our webinar content and a recording will be available mid-December.
The work around RCI continues to gain momentum outside of RoS with help from John Sinclair at Burness Paull who gave a comprehensive session at the recent CLT conference, and with ongoing engagement with the Law Society of Scotland through the Property Law Committee.
RCI was also mentioned at the Scottish Land Commission’s 3rd conference on Land Reform – Land Connection 2021. Attendees heard Mairi McAllan’s keynote address referencing the Scottish Government’s unwavering commitment to land reform noting that [RCI] was coming on 1 April 2022 and will allow Scotland to have greater transparency than any other part of the UK and was part of “a seismic piece of work which will make a difference”.
Future of Conveyancing Conference – follow up blog
Read the last in our series of blogs following up from the Future of Conveyancing Conference where I set out the areas in which we received RoS specific feedback and what we are doing to address it.
Register land and property
RLP (our new way to register land and property) is now available on the Online Services home page to all firms who submit land register applications.
Over 370 firms have already used RLP and the response from customers has been extremely positive:
- “This new introduction of creating a case has been fantastic. It’s really streamlined the process…for me, it’s almost halved the time it’s taking me to do registrations.”
- “Far quicker and more user-friendly than the previous method.”
- “So advanced and quick!! love it.”
For more information, including a demonstration, you can access the recordings of our recent webinars.
